What does sealing do?
Concrete is full of tiny pores. A sealer either soaks in and lines those pores (penetrating sealers) or forms a thin film on top (topical sealers). Penetrating sealers keep a natural look and let the slab breathe. Topical sealers add a sheen and darken the color a bit.
Where do we seal?
- Driveways and walkways that collect oil drips and tire marks.
- Patios and pool decks that stay damp or grow algae in shady spots.
- Garage floors where a full coating is not in the budget yet.
- Commercial walkways and loading areas.
Damp concrete near the house can feed mold and mildew. The EPA's guide to mold and moisture in the home explains why controlling moisture matters.
Why seal concrete here?
Redwood City's mild weather is easy on people, but foggy, damp winters keep slabs cool and wet. Sealing keeps water and stains from soaking in and makes the slab easier to clean.
Sealer or coating?
Sealers are a lighter, less expensive step. They do not hide stains or add color the way a coating does. If you want the full look, consider coating the garage slab instead. If an old sealer or coating is already flaking, we can fix a coating that has already lifted before resealing.
Concrete sealing FAQs
How often should concrete be resealed?
It depends on the sealer and the traffic. We tell you what to expect for the product we use.
Will sealing make my driveway slippery?
Penetrating sealers do not change the texture. Topical sealers can be slick, so we add grit for walkways.
